Location: Single family residence in older established neighborhood within walking distance of town green.
Program: The house was built in the 1950’s and has been well maintained to date, although updates have been very limited. The footprint of the home is original with the exception an open porch being enclosed for use as a study on the southern side. The Owners wish to add a new family room, back entry with mudroom and storage, and to add a full bath at the first floor. The addition should be in keeping with the style and proportions of the existing home, and the existing interior floor plan layout should be kept intact to reduce construction costs

Design Solution: A one story addition with the family room located on the southern side with French doors leading to the living room, and the new entry/mudroom on the north adjacent to the kitchen complimented the existing first floor plan. The full bath replaced and undersized powder room and gained additional area by sharing space with the mudroom. The overall footprint was expanded to the maximum allowed under the zoning regulation, including reducing a two car garage to a single garage. The loss of the additional car parking was offset by building an open trellised parking area adjacent the new single garage. Exterior design included use of cedar clapboard to match the existing and solid pvc trims to reduce maintenance.
